Interior, Exterior and Complete Site Renovations

 THE IRVINE COMPANY – IRVINE APARTMENT COMMUNITIES (IAC) 2,417 Units in Various Orange County Locations ($38.2 million)
Remodeling of leasing offices and clubhouses, painting building exteriors and landscape renovations, entire apartment rehabs ranging in size from 150 to 575 units.   Also included was the remodeling of bathrooms -- cabinets, countertops, tubs, showers and accessories; and the remodeling of kitchens -- cabinets, countertops and appliances, flooring, painting and fixtures.

SAN MANUEL BAND OF MISSION INDIANS, Highland, CA ($11.7 million)

  • SECURITY FACILITIES AND ADDITIONAL WORK:  Security facilities including landscaping and high-tech security system; relocation of (ongoing) water bottling plant; and a recreational park including restrooms, security, roads, storm drains and picnic area.
  • SAN MANUEL SERVICE CENTER:  New 9,000 square foot maintenance building, masonry construction with interior improvements; addition of a two-story, 25,000 square feet office area and 40,000 square feet of 15’ high pallet-rack storage system inside an existing 70,000 square foot metal building, which included all associated interior demolition work.
  • SAN MANUEL FIRE STATION:  14,300 square foot two-story building including administration and crew areas as well as a two-story apparatus bay.

ONTARIO GATEWAY, Ontario, CA ($8.9 million)

  • PHASE I:  96,600 square feet, four concrete tilt-up buildings.
  • PHASE II:  113,000 square feet, four concrete tilt-up buildings.


TRAFFIX DEVICES, INC., San Clemente, CA ($7.8 million) 60,000 square foot industrial tilt-up warehouse building with a two-story 14,000 square foot corporate headquarters building. Also included extensive site-work and related retaining walls.

INGRAM MICRO CORPORATE OFFICES, Santa Ana, CA ($4.8 million) Extensive tenant improvements of an 115,000 square foot two-story concrete tilt-up office building and 103,000 square foot concrete tilt-up warehouse including full-service corporate kitchen, dining room, executive offices and computer facility.

S.C. FUNDING, Costa Mesa, CA ($903,000) Three floors, 52,000 square foot corporate office for mortgage banking firm in “Plaza Tower”, a premier Orange County high-rise office building.

GLIDEWELL LABORATORIES, Newport Beach, CA ($840,000) 24,100 square feet of laboratories and corporate offices for the nation's largest dental laboratory.


NESTLES’ DISTRIBUTION CENTER, Ontario, CA ($4 million) 155,000 square foot concrete tilt-up warehouse/distribution facility, 5,000 square feet of tenant improvements and related site-work.

THACKER CONTAINER, Santa Fe Springs, CA ($1.1 million) 54,000 square foot concrete tilt-up manufacturing facility with related site-work.


ENVIRONMENTAL NATURE CENTER, Newport Beach, CA ($3.7 million) Two one-story wood/steel-framed buildings totaling 8,535 square feet to include museum, classrooms and offices, a photovoltaic system and all related site improvements. This is the first LEED (Leadership in Energy and Environmental Design) Platinum project ever built in Orange County.


New Construction, Specialties and Renovations

FOUNTAIN VALLEY HOSPITAL, Fountain Valley, CA ($25 million) Four-story medical office building with surgery center, three-story medical office building, renovation of emergency room, ICU, CT Scan, OB/GYN, surgery rooms, and kitchen/dining.

HEALTHCARE INTERNATIONAL/TUSTIN HOSPITAL, Tustin, CA ($15 million) 57,000 square foot, four-story medical office building, and tenant improvements; hospital interior remodel/renovation. ICU, CCU, surgery and cardiac catheterization addition, emergency room, and computer room.

UCI - UNIVERSITY OF CALIFORNIA IRVINE, Irvine, CA ($5.2 million) Two two-story medical office buildings, and fourth and fifth floor renovations of core area and floor wings for adult ICU.

HARBOR-UCLA Imaging Complex, Torrance, CA ($2.7 million) 15,000 square foot magnetic resonance imaging facility.

CYPRESS MEDICAL OFFICES, Cypress, CA ($2.5 Million) 24,000 square foot, two-story medical office building, wood-frame construction, exterior plaster, plus all related site improvements.

MISSION HOSPITAL RENOVATION, Mission Viejo, CA ($2.1 million) Tenant improvements/renovation: This hospital remodel included a heart surgery room, trauma center, and physical therapy center.

THE FOUNTAINS AT PASADENA, Pasadena, CA ($14 million) 139,000 square feet; wood framed, four-story senior living apartments over poured in place concrete podium underground parking.

THE FOUNTAINS AT SEACLIFF, Huntington Beach, CA ($22 million) 278 Unit senior living apartments, 234,000 square feet, 7 buildings, wood framed.

PARK VIEW SENIOR APARTMENTS, Rancho Santa Margarita, CA ($9.6 million) 115-unit senior living apartments, three stories, wood framed, single-level concrete parking deck, and related site-work.

THE FOUNTAINS AT PASADENA, Pasadena, CA ($7.6 million) 139,000 square foot, four-story senior living apartment complex with underground parking.

ADULT DAY SERVICES OF ORANGE COUNTY ($2.7 million) 18,300 square foot day-care facility for Alzheimer patients. A two-story wood-framed structure.

PALM TERRACE, Laguna Hills, CA ($1.4 Million) 102,000 square foot renovation of a four-story assisted living facility including modifying room layouts and new finishes throughout.

WHITTIER SPRINGHOUSE, Whittier, CA ($560,000) 44,000 square foot renovation of existing assisted living facility including new finishes throughout, modifying room layouts / creating new rooms.


DISCOVERY SCIENCE CENTER, Anaheim, CA ($8 million) 60,000 square foot science learning center including 40,000 square foot renovation of existing two-story retail building, 20,000 square foot building addition and a “landmark” steel-framed thematic exterior cube measuring 64’’/ side.

THE J.F. SHEA THERAPEUTIC RIDING CENTER, San Clemente, CA ($2.4 million) An equestrian center building: 25,000 square-foot, wood frame and stucco building with a standing-seam metal roof, tenant improvements (fully improved), consisting of executive board rooms, conference rooms, classrooms, riding assembly areas along with a viewing area.

SANTA ANA MAZDA, Santa Ana CA ($1.7 million) 40,000 square foot auto dealership including showroom, offices, service and parts area, steel, and masonry construction.

MCMAHAN BUSINESS INTERIORS, Irvine CA ($1.3 million) 24,000 square foot concrete tilt-up building with mezzanine and 11,000 square feet of office/showroom tenant improvements, related site-work.

HOME DEPOT CORPORATE OFFICES, Fullerton, CA ($200,000) 12,000 square foot office renovation while fully occupied.

INTERGRAPH, Irvine, CA ($165,000) Remodel of existing 25,000 square foot fully occupied regional headquarters including presentation room and elevator addition.


A joint venture with McCarthy Builders, Irvine, CA. ( Gentosi contract: $13.7 million) 105,000 square foot, three-story steel framed building with an 89,000 square foot partially underground parking structure.

HUNTINGTON BEACH CENTRAL LIBRARY, Huntington Beach, CA ($6 million) 43,000 square foot two-story steel-framed building including an extensive children’s wing, performing arts theater, lobby and kitchen facilities.

PORT OF HUENEME, Oxnard, CA ($9.5 million) COOL CARRIERS’ FACILITY 140,000 square foot tilt-up with panelized roof, import/export refrigeration produce storage facility, 6,000 square feet of office tenant improvements and related site-work.

PORT OF LOS ANGELES, Wilmington, CA ($4.3 Million) FACILITY 234,000 square foot, two-story steel framed office building.

BERTH 161-PORT OF LOS ANGELES, “PIER A,” Wilmington, CA ($3.5 million) LABORATORY AND BUILDING EXPANSION: 12,000 square foot two-story steel framed building plus 5,000 square feet of remodel to existing lab building and related site-work.

FLORENCE AVENUE FOURSQUARE CHURCH, Santa Fe Springs, CA ($7 million) 36,070 square foot children’s ministry building, two-story plus basement, with wood/steel/masonry construction.

JAIN BHAVAN EXPANSION, Buena Park, CA ($7.8 million) 60,000 square foot two-story wood/structural steel framed building with underground parking.

LA CANADA PRESBYTERIAN CHURCH ($6.5 million) Demolition of four existing buildings and partial demolition of existing sanctuary, 8,900 square foot addition to the existing sanctuary, including new copper roof and serpentine storefront system, new 14,182 square foot, three-story youth center building including walk-in basement.

ANNUNCIATION BYZANTINE CATHOLIC CHURCH, Anaheim, CA ($4.1 million) PHASE I 10,300 square foot two-story social hall, bell tower, and site-work; and PHASE II 8,700 square foot, wood framed new sanctuary building chapel.

TEMPLE BETH EL, Aliso Viejo, CA ($8.1 million) 65,000 square foot renovation consisting of sanctuary, chapel, classrooms, administrative offices, and a full-service kitchen.

IMMACULATE HEART OF MARY CATHOLIC CHURCH ($3.1 million) 18,000 square foot wood/steel-framed church and chapel.

FIRST UNITED METHODIST CHURCH, Orange, CA ($365,000) Renovations to existing education building and sanctuary.


HOME DEPOT, Various Locations CA ($25 million) Six retail stores and two site-work projects detailed as follows: Home Depot Retail Stores - Santa Clarita, Alhambra, Commerce, Chino, Riverside, and Pomona. 105,000 to 130,000 square foot tilt-up retail stores including garden centers and houseplant enclosures, extensive onsite and offsite development.

Home Depot Site-Work Projects:
Huntington Beach – Athletic field improvements at Ocean View High School, including new football and soccer field, additional basketball courts, softball/soccer field and relocation of second baseball diamond and soccer field.

Laguna Hills - Rough grade of 18 acres including 800,000 cubic yards cut and 400,000 cubic yards fill, construction of acceleration and breaking lanes and offsite utilities.

MONTEBELLO TOWN SQUARE, Montebello CA ($8.6 million) 105,000 square foot Sears building, 20,000 square foot electronics store, 20,000 square feet of retail shop buildings, concrete tilt-up construction, 25 acres of site improvements.

ROSECRANS TOWNE CENTRE, Norwalk/Santa Fe Springs, CA ($5.4 million)
Santa Fe Springs Site:
Interior and exterior remodel of two existing multi-tenant buildings totaling 32,607 square feet, reconstruction of existing parking lot, site electrical and underground utilities.

Norwalk Site: Demolition of 10 existing structures, site improvements and construction of two wood-framed/multi-tenant retail buildings totaling 17,054 square feet plus one masonry industrial building totaling 11,315 square feet.

MURRIETA TOWN CENTER NORTH, Murrieta CA ($5 million) 30,000 square foot Ross Dress for Less retail store, 87,000 square feet of shops, masonry/wood framed construction, 12 acres on/offsite improvements.

CORONA HILLS MARKETPLACE / WAL-MART, Corona CA ($4.8 million) 120,000 square foot masonry Wal-Mart retail store including a full auto service center, 28 acres of site improvements including all underground utilities, site paving, hard and soft landscape.

CANYON CROSSING, Riverside, CA ($1.8 million) Jason’s Deli and Mattress Discounters: 13,100 total square feet, two single-story retail buildings, wood frame, and exterior plaster.

VONS PAVILIONS (Store 227), Newport Beach CA ($1.7 million) 38,000 square foot market remodel including complete interior grocery store improvements with major structural and seismic modifications, plus a 2,500 square foot wood frame addition, loading dock modifications and additions, and associated site work.


VERIFONE, INC., 3030 Airway Ave., Costa Mesa CA ($3.5 million) Seismic upgrade and remodel of an existing 77,300 square foot building.

ROSS DRESS FOR LESS STORES, Northridge and West Hills, CA ($500,000) 25,000 square foot retail stores - seismic repairs due to Northridge earthquake.

VONS PAVILIONS (STORE 227), 3433 Via Lido, Newport Beach CA ($1.7 Million) 38,000 square foot market remodel including complete interior grocery store improvements with major structural and seismic modifications, 2,500 square foot wood-framed addition, loading dock modifications and additions, and associated site work.

TECHNICLONE INTERNATIONAL, 14282 Franklin Ave., Tustin CA ($800,000) 12,000 square foot corporate office renovation and structural upgrade.

PALM TERRACE, 24962 Calle Aragon, Laguna Hills CA ($1.4 million) 102,000 square foot renovation of a four-story assisted living facility structural renovation, room layout modifications, and new finishes throughout.


PUBLIC STORAGE, Rancho Cucamonga, CA ($2.5 million) 63,000 square foot two-story masonry building, 454 storage units.

EXTRA SPACE STORAGE, Pico Rivera, CA ($ 2.2 million) Eight one-story storage buildings, 54,000 square feet total, masonry and metal frame construction, and a 2,200 square foot two-story office/ apartment building.

SHURGARD SELF STORAGE, Culver City, CA ($ 2.4 million) 105,000 square feet, two three-story steel column/wood framed mini-storage buildings.

SHURGARD SELF STORAGE, Los Angeles, CA ($1.7 million) 69,500 square feet (one story below with four stories above grade).

PUBLIC STORAGE, Rowland Heights, CA ($1.6 million) Conversion of an existing 18,000 square foot one-story warehouse to a three-story 62,000 square foot 436 unit storage facility.

STUDEBAKER SELF STORAGE, Long Beach, CA ($600,000) Site improvements and utilities for five-acre (containerized) self-storage facility.


TOKAI BANK BUILDING, Irvine, CA ($1.5 million) 60,000 square foot renovation of an existing four-story “Class A” office building.

BURLINGTON AIR EXPRESS, Irvine, CA ($1.1 million) An 80,000 square foot interior remodel of a two-story commercial building.

TECHNICLONE INTERNATIONAL, Tustin, CA ($800,000) 12,000 square foot corporate office remodel, first and second floors.

QUALITY HOTEL, Anaheim, CA ($680,000) A phased renovation of 98 rooms in an existing nine-story hotel.
